The real estate sector is the focal point of every community. It speaks volumes about the culture and beliefs of the dwellers. Every house you see around you has a design, drawn by architects, and this is what defines the lifestyle of the dweller. What is Architectural Design?

Broadly, real estate design is categorized into two: residential and commercial designs. There are various architectural designs of each style, but application of any style depends on a variety of factors, such as availability of basic infrastructures (such as transportation and space), uncertainty scenarios and the prevailing regulation. Some of the residential architectural designs include art deco, bungalow, colonial, federal and contemporary, to name but a few. There has been a lot of research in the commercial real estate design space, and the number of design facets and ideas is just mindboggling.

Technical complexity, social intricacy, and elaborateness are some of the features of real estate today. Computer Aided Design (CAD) and Computer Aided Manufacturing (CAM) have made the work a bit easier for real estate designers, but there is still more fish to fry. This is because there are always many design variables and parameters to consider at the strategic, tactical and operational levels. Often, architectural design schools and students work with communities to help implement design ideas.  Real estate also belongs to the community, and thus its design must be aimed at fulfilling specific functions in the society.

Typically, designing in real estate begins with an initial plan. This plan is reviewed by architects and engineers to ensure that it incorporates all aspects of real estate systems, including adherence to the relevant building codes and standards. Uncertainties are also identified, modeled and incorporated in the plan. Alternative plans are made to address these uncertainties and the design is explored more thoroughly to unearth any aspects that can make it better. A final design is created once all the stakeholders in the real estate industry have been consulted, and then the design is executed. Urban planning policies of some cities may make the design process very complicated.

Commercial and Residential Architects

When coming up with any real estate design, you have to consider the following factors:

· Flexibility. It is always important to consider whether the design chosen allows room for expansion.

· Economic feasibility. Everyone is looking for economical designs that do not compromise on quality. Go for these types of designs.

· Environmental issues. We are in the global warming era where eco-friendliness is an issue of concern. It is thus important to choose eco-friendly designs that do not interfere with the eco-system.

· Soil bearing capacity issues. You need to consider various engineering aspects of the soil of the area to determine the suitability of the design.

· Demand forces. You also need to consider incorporating the design aspects that will make your structure competitive in the current real estate market.

In summary, having a great home is everybody’s dream. A great house is constructed in steps, and the design comes first. With increased research in the real estate design sector, we expect better design ideas every other day.
